I'm Ishpal — and my path here was anything but a straight line.
In India, I built a business from scratch that hit 7 figures in year one, and worked in advertising with the world's biggest alcohol brands — where my love of scotch began. Then I left it all to see what life in Canada looked like: a small ad studio, then one of the Big Four for six-plus years. Real estate started as a side pursuit; within 18 months it was the only thing I wanted to do.

Nothing. The seller's side covers commission out of the sale. The better question to ask any agent is what they'll actually do for it — mine is: I read every clause, I tell you what's wrong with a house before what's right, and I say "walk away" out loud when it's true.
When your numbers are ready, not when the news says so. The bottom of a market is only ever visible in a rear-view mirror. The right question isn't "have prices bottomed?" — it's "can I comfortably carry this for five years?"
No. In Ontario the minimum is 5% on the first $500,000 and 10% on the portion above it — on an $850,000 home that's $60,000, not $170,000. Under 20% you pay mortgage insurance, which is a real cost and very often smaller than three more years of rent.
The opposite. The buyers who call me a year out are the ones who get the home they want, because they use that year properly. Roughly half my calls end with "here's what to do for the next nine months, talk to me then."
Ask your next one this: "What would make you tell me to wait?" If they can't answer in one breath, you've learned everything you need to know. Their income depends on you buying this month. Mine depends on people telling their friends about me.
